We identify and select high-yield properties: apartments, commercial units or mixed-use buildings. Every candidate goes through a thorough due diligence review covering location analysis, rental yield projections (typically 4–6% p.a.), tenant quality, building condition and long-term appreciation potential.

The selection is led at board level and, where useful, supported by independent external experts. Only properties that pass this review reach investors.

On our digital marketplace the property is listed with full transparency: location details, current rental income and occupancy, photos and floor plans, independent valuations and projected returns. Entry starts at €1 per token.

Ahead of the offering we issue a secured bond as a crypto security: every token carries a pro-rata claim on net rental income and any future sale proceeds, registered in a regulated crypto securities register under the German eWpG.

Your investment flows into an escrow account, supervised by an independent use-of-funds control and restricted to this specific acquisition. If the target volume isn't reached within the fundraising window, all funds are returned in full, without deductions — no purchase, no issuance.

Only once the subscription threshold is met does completion take place before the notary: a first-ranking land charge in favour of the trustee, then payment of the purchase price out of escrow, then transfer of title to the property company. From that moment your bond is secured in rem.

The acquisition runs through a special purpose vehicle (SPV) set up exclusively for this property. It holds full legal title, is separated from TokeItReal's other business activities and shields investors from company-level risk.

We take over operations completely: tenant relations, rent collection, maintenance and compliance with local property law. 100% of net rental income is distributed after non-recoverable operating costs and necessary renovations — proportional to token holdings.

As the ongoing property representative we document condition, rental income and valuations in regular reports. In the event of a sale we coordinate the process and distribute 100% of the net proceeds.

Prices form from supply and demand, so you can participate in the property's value development without waiting for an exit.
